THE RANCH

Real estate in the United States is unlike any other investment – once you buy it, it’s yours, and regardless of what the economy does, it will always be there.  And the Circle DJ Ranch project is much more than just an investment – it is an opportunity to acquire a substantial parcel of land in a growing area of our Country with an impressive history, ample existing recreational activities, and a promising future.

The Ranch, located in the heart of the San Luis Valley in South Central Colorado, is a 10 mile drive North and East of the City of Alamosa, which is the County seat.  It is approximately 120 miles West of Pueblo, Colorado, 145 miles East of Durango, Colorado, and 90 miles North of Taos, New Mexico.

 

The Rio Grande is about 6 miles West, and the San Juan National Forest about 25 miles West; the Great Sand Dunes National Park is 10 miles Northeast.

 

Access to the property is via Highway 17 North out of the City of Alamosa, approximately 5 miles to the intersection of County Road 2 South, also known as Two Mile Road.  Two Mile Road is then taken approximately 5 miles East to the intersection of County Highway 15S.  There are three entrance roads with gates to the Ranch, the middle one located at the intersection of Two Mile Road and County Road 15S.  The property has County maintained year round access to the entrance gates.  For navigational purposes, the main gates are located at the following coordinates:

The topography of the parcel ranges from level to slightly rolling pasture from North to South, with some rolling foothill terrain, and moderate grass cover.  The average elevation of the ranch is approximately 7,500’.

 

Domestic water supply is by well, with private septics for sewage disposal.  Electrical service, provided by Xcel Energy, is currently being run to the Ranch.

 

The climate in the Valley is dry, with an average of 300 days of sunshine, 6”-8” of rainfall, and 30” of snowfall annually.

 

The San Luis Valley and the Circle DJ Ranch properties are surrounded by four seasons of fun, recreation and relaxation.

 

You choose the activity – hunt deer, elk and antelope in the morning, and take a mountain drive or shopping trip in the afternoon.

 

There are numerous mountain hot springs to enjoy within a short drive.

 

Fishing abounds, whether you like small stream or big lake action, including the Rio Grande River and Reservoir.

 

If skiing is your thing, you just can’t beat Wolf Creek Ski resort, less than an hour West.  Wolf creek lays claim to “the most snow in Colorado”, with an average 400 inches per year.

Of course golf lovers are never forgotten, with a number of golf courses along the Rio Grande River, just a few miles from Circle DJ Ranch.

 

You can even throw on your bathing suit and build a sand castle on the Great Sand Dunes beach, or just catch some rays while admiring the warm summer weather and snow covered peaks of the nearby Sangre de Cristo Mountains.

Experience the old west on an afternoon trip aboard the Cumbres and Toltec Scenic Railroad as it tours through the beautiful countryside.

For those history buffs, feel free to take a leisurely stroll though Fort Garland and the Fort Garland Museum, just a few miles East of Alamosa.

 

The activities are endless, but so are the views.  With all the things to see and do all year round, you could just decide to spend all day sitting on your back porch, reading a book or staring at the 14,000 foot snow covered peaks – all in the comfort and privacy of your own 40 acre ranch!
